If you have decided that it's time to sell your home, you may be in for some surprises if it's been awhile since your last home sale. The traditional means of marketing, showing, and closing a home have been revolutionized by new high tech devices and practices. The only way to ensure that you get top dollar for your home is to stay on top of these innovations, so read on to learn about using high tech to sell your home.

A view from the sky.

Drones are everywhere now, and they can come in handy for homes sales. More and more real estate agents are offering home sellers the option to have their homes photographed and video recorded for listing purposes. Drones can capture stunning shots of homes and allow buyers to see not only the home, but the entire neighborhood and city. If you live near an ocean or other sought-after attraction, drone footage can show a buyer exactly how close the home is to that spot. There are few other ways to show a 360 degree view of your home and yard than that captured by a drone.

Remote control.

Many sellers don't have the option to remain in a property until it's sold, leaving your home vulnerable to not only criminal acts like burglary and vandalism, but to accidental problems like plumbing leaks and storms. By installing cameras in your home and on the outside areas, you can access a view of your home in an instant and keep a virtual eye on everything from across the country. Additionally, you can actually place monitoring devices on your hot water heater and other expensive systems to detect problems before they cause damage. You can turn your heat or air-conditioning on before a showing and turn it off to save money on utilities, as well.

Agent access.

Your real estate agent will be able to access your home anytime with a smart lock-box. Lock-boxes are nothing new, and they provide real estate agents and even potential buyers with a means to enter a code and get a key or to enter your home, even if they cannot be there. The new smart lock-boxes allow access with a smart phone, and with that comes the ability to track who comes and goes and when.

Digital signings.

There is no longer any need to physically visit an office, buyer, or seller for needed signatures, thanks to the ability to provide them digitally. Sites like DocuSign allow for legal signature services by computer or even by phone.
