Planning the project out and having a builder lined up is a great start and if you are working with a developer, they may have some lot options for you, but if you are not, you need to find the perfect location to break ground.
Location Should Be A Priority
When you start looking at lots for sale, there are a number of things you want to consider, but one of the most important is the location. Take into account things like work, schools, the kinds of shopping, or other activities that are located in the area. If you work several hours from where you found your lot, the commute is going to be tough. Or would the new location mean moving your kids to a new school, and is that worth it? If moving is in the plan, then this might not be an issue.
Hiring a Real Estate Agent To Help In Your Search
If you are not having much luck finding the lot for your new home, you might consider turning to a real estate agent for help. They will have access to more listings and information through the multi-listing service or MLS than you will. Give them the details about what you need and where you want to be, and let them see what they can find. This might be the easiest way to find a lot for sale that fits your needs.
Is The Lot Big Enough?
When you are ready to build, you will have to make sure that the lot you have selected is large enough for the home you intend to construct on it. The house, a septic system if you will need one, yard space, and any additional buildings like a garage or sheds need to fit comfortably inside the boundaries of the lot comfortably. If having a yard is not important to you, then a smaller lot might be okay, but if you have a growing family, you may want more yard and a larger lot would be a better fit.
Preparing the Lot Before Building
When you decide where you want to build and pick the perfect lot for your new home, you will need to get it ready. If it is wooded, cutting trees and clearing brush will be on the list of to-do's, but you might consider trading the trees for the work with someone who needs firewood or selling the wood after the trees are down. Your builder will likely bring in equipment to level the lot or dig the foundation but if they require that done ahead, you will need to coordinate that work. You may also need to arrange for power to be brought to the lot before construction begins so that tools can be used without generators, but again, this is something you will need to discuss with the builder.
